What a licensed mortgage agent does

A mortgage agent is licensed by the Financial Services Regulatory Authority of Ontario (FSRA) and must work under a licensed brokerage. The agent gathers your financial picture, reviews it against lender guidelines, presents the options that realistically fit, and manages the file through to funding with your lawyer and lender.

In everyday marketing the word broker is used broadly for anyone arranging mortgages through multiple lenders — which is why you'll see both terms used on this site. On most standard residential mortgages placed with a prime lender, the lender pays the brokerage a finder's fee on funding, so the client does not pay a fee directly. On some alternative, private or complex files a broker fee may apply — if that's the case on your file, it is disclosed in writing before you commit to anything.
