The rate on your renewal letter looks official — but it's an opening offer, not a fixed requirement. Whether it's worth negotiating (and how) depends on a few things within your control.

Your renewal letter is an opening offer

Lenders build room into their renewal offers, and the rate they send by default is rarely their best available rate. It's typically closer to their posted rate, priced with the expectation that a meaningful share of borrowers will simply accept it without comparing or asking questions.

What gives you leverage

A few factors genuinely strengthen your negotiating position: a strong payment history with no missed payments, meaningful equity in the property, a larger mortgage balance, and — most concretely — an actual competing offer from another lender. Calling your current lender with a specific rate you've already been quoted elsewhere gives them a real number to match or beat, rather than an abstract request for "a better rate."

How to actually negotiate

Start by calling your lender directly rather than waiting for their system to auto-process your renewal. Ask specifically whether their rate is negotiable, and be ready to reference a competing quote if you have one. It's also worth asking about term length and prepayment privileges in the same conversation, not just the rate — a lender may have more room to move on those than on the headline number.

When to walk away

If your current lender won't move meaningfully and a broker-sourced offer elsewhere is genuinely better once you account for any switch-related fees, renewal is the one point you can switch lenders entirely with no penalty. That threat — real or not — is itself part of your leverage, but it only works if you're actually prepared to follow through.
