Mortgage Options for Buyers With Credit Challenges
A low credit score narrows the lender list; it doesn't automatically end the conversation. What matters is the full picture — why the credit looks the way it does, what income supports the file, how much down payment or equity exists, and what the property is.

What lenders actually weigh
- Credit history and score, including the reason behind any late payments or collections
- Verifiable income and its stability
- Down payment or existing equity — the single biggest lever on a bruised-credit file
- The property itself: location, condition and marketability
- Total debt load and whether consolidating it improves the monthly position
The lending tiers
Prime lenders generally want stronger credit and clean documentation. Alternative (B) lenders will look at bruised credit with a rate premium and a lender fee, usually requiring 20% or more down. Private lenders are equity-based, short-term and the most expensive, appropriate only where there's a clear exit within a year or two.
Cost of the alternative route
Expect a higher interest rate, a lender fee and often a broker fee — all disclosed to you in writing before you commit. The honest way to evaluate it is against the alternative: what the current debt is costing, or what waiting will cost. Sometimes the alternative mortgage is clearly better; sometimes it isn't, and I'll say so.
Getting back to prime
The alternative mortgage should come with a plan: a one- or two-year term, keeping every payment on time, reducing revolving balances below roughly 30% of limits, and resolving collections. Many files can move back to a prime lender at the next renewal when that plan is followed.
